Day 136: Roof tiles for garage delivered

Today, a delivery of nearly 2 pallets of roof tiles for the garage roof, as well as the timber tile trusses.


MyMetricon has also had a little update, with the plaster scheduled to be completed by 21.5.10; two weeks from today. That'd be nice!

Day 135: Insulated! Phone Connected!

We've had all the insulation for walls & roof installed, which is a great thing - means that as soon as our inspector gives the all clear at next Monday's inspection, the plaster can start going up pretty much immediately!


Sitting room. Insulation looks very neatly installed, cut to size, no gaps - eexcept for the bottom right hand corner, where the insulation has been cut out for a powerpoint socket.

Upstairs leisure area. The insulation in the walls are just held in place by friction, but for the roof there is yellow tape stapled to the trusses. Heating ducts poke through.


One potential problem: there is meant to be a manhole door in Bed 4 robes (above picture), to access the roof space over the ground floor; but there are no noggins or cutout for the access door. Must mention this to Monique before plaster goes up!


Also looks like Telstra came around today (or yesterday?) and hooked up our phone line underground. We haven't had a landline in 5 years, but I guess it's useful to have. Plus we haven't decided on ADSL or cable internet yet, so it's good to have that choice.

As usual, it's always a good day to find something's been done - every little bit of work is a step closer to having our house complete!

Day 134: Balcony render commenced

Balcony render was started today - didn't see that coming!

However, for the eagle-eyed readers, you might want to take a close look at the bottom of the balcony pillar on the left, and you might spot where a brick was removed about 4 courses from the bottom. So the render has been started, but this brick is missing... wonder when someone will get around to fixing that? Unless, for some strange reason, we're meant to have a brick missing... I guess it won't be too hard or affect the final render for that brick to be replaced before much more rendering is done - but still, would've made sense to fix that before render even started.

Now, the main question still on our minds is - how long from lockup to completion can we expect? Still juggling a few housesitting appointments for the next few months, but we don't want to be housesitting if our house is complete! The MyMetricon website isn't much help, since it's updated pretty slowly and inaccurately - apparently, according to MyMetricon, our roof frame hasn't been started - and the bricks, roof, gutter & fascia also haven't been started. However, to my (admittedly untrained) eye, I reckon we're well past that stage!

For those of you reading who are towards the end of the build process, how long after lockup stage did it take you to get to PCI/handover?

Day 133: Roof tilers repairing damage

Went by after lunch to find a roof tiler working hard, throwing out broken tiles all over the backyard.


After running a few errands, came back a couple of hours later when it started pouring rain - a good chance to check there were no leaks!

Looking out over the ground floor roof, can see all the broken tiles have been replaced, with a small pile of tiles for later? The broken roof pointing has also been replaced but not cemented into place.


And some detail of the garage roof trusses. The garage wall is 150mm off the boundary, which means a regular gutter will fit and be right on the boundary, so no need for a parapet gutter. Will have to get the side fence put back after this roof is done - 4 sections of fence were removed, and 2 were destroyed during the site scrape, so we'll have to pay for some new sections of fence, hopefully not too expensive!

Day 132: Garage roof trusses put up

Carpenters came back today to put up the roof trusses, and apparently they started work on rectifying the internal frame issues caught at last week's inspection.
